Abstract
The building renovation of the obsolete tourist lodgings is one of the principal strategies to any restructuring politics in consolidated tourist destination that are in declivity situation. This strategy constitutes a key tool to recover your competitiveness and repositioning them on the tourist markets. The Directives of Tourism Arrangement, approved by means of law (April, 2003), raise this strategy as structural line of the current tourist policy of Canary Islands. Nevertheless, once concluded the second triennium of force to the Directives, the efficiency of the building renovation is practically void, or, when less, reduced. In this papers proceeds to a critical analysis of this strategy. The aim is detect some of the weaknesses that explain this failure.
