Abstract

The rehabilitation and regeneration of the urban patrimony of the historic center of Santa Cruz de Tenerife centers our research, specifically El Toscal, a district declared of Cultural Interest in the category of Artistic Historic Site in 2007. The interest of the study is determined by indicators related to the value historical, state of conservation and vulnerability of citizenship, because despite the actions, projects and urban plans made in recent decades, the neighborhood continues to demand the attention of public and private institutions due to the state of many abandoned properties or in dilapidated state, even buildings cataloged by their patrimonial relevance. Given this situation, a model based on integral urban regeneration is proposed, taking into account responsible, sustainable, environmental, touristic and artistic aspects. For its formalization, it is based on multidisciplinary actions linked to the reflection and knowledge developed in the research project: "The urban regeneration of the historic center of Santa Cruz de Tenerife. Study and proposal: Architecture and color in tourist routes ", a project carried out with funds for the research of the CajaCanarias Foundation over two years (2017 - 2019). The study starts by consulting all the existing models and plans for this unique space of Santa Cruz de Tenerife built at the end of the s. XIX A review and cataloging of the main buildings and architectural ensembles built between the years 1890 and 1930 is made, the different degrees of protection of the buildings and the main languages developed in them are also established. We speak of 152 protected properties, of which 64 are very significant because of their historical-artistic value. Buildings of one or two floors, citadels and passages of diverse architectural styles: classicism, modernism, rationalism, neocanarian and eclecticism make this place a "unique space" that directly determines the identity of this city. For this reason, it is important to publicize, preserve, disseminate and value this urban heritage to prevent it from disappearing
